When purchasing new construction there are many things to consider. First and foremost, the buiders representative is hired by the builder and will always have the builders best interest in mind. Be sure to have your own Real Estate Agent that will have your best interest in mind and that can represent you infront of the builder.
When touring a model home be careful as the model homes most of the time have all the bells and wistels to impress buyers. They generally have all structural upgrades, flooring, applicances, paint and so forth and of course the model homes are professionally staged. If the builder has a spec home available you should tour the spec home. This will most of the time give you a better picture of what your home will look like. You can use the ideas of the model home and incoporate it into your budget.
Ask the builder to build you a home on paper! Meaning ask them to price what you would like in a home, with the floor plan you choose and see if what you want is in your price range.
When purchasing new construction you should always have a pre-drywall inspection done by an independed home inspector. You are the only owner that will ever see behind the walls, make sure you are using this to verify everything has been done correctly and up to code, this can avoid problems down the road. Before settlement have the home inspector come back to doing a final inspection.
