Yes I do an open house and yes an open house works and helps to sell your house. However, an open house will not work if the only strategy is to putting out an open house sign and hope for buyers to showing up. I have a detailed and proven open house strategy.
Open House strategy
- Post Open House date and time in the Multiple Listing Service
- Make sure Open House date and time is showing up properly on ALL real estate websites
- Blog about the Open House
- Create Open House video
- Post and share an Open House Event on Facebook
- Tweet about the Open House
- Share the Open House invitation on Google+
- Post Open House on Craigslist and other online advertisement sites
- Post pictures on Pinterest
- Put an Open House sign rider out
- The day prior to the Open House hand out invitation flyers to 40+ neighbors
- The day of the Open House put out as many directional signs as possible
- Put an Open House sign/flag out (see picture)
- Turn on ALL lights inside the home and open curtains and blinds
- Share Open House pictures on ALL social media sites shortly before the Open House starts
- Have Open House sign in sheets available
- Highlight the homes features to prospective buyers
- Hand out Flyers to Open House visitors
- Follow up with ALL the Open House visitors
Open Houses work as long as your agent uses a proven strategy. I have been doing Open Houses for quite some time now and I have sold several homes during an Open House. Even if the home doesn’t sell during an Open House an Open House gives your home more exposure. Even nosy neighbors are a good source as they might know of family or friends that are looking to move to the neighborhood.
